Buying your own home in Morocco while living in Belgium or elsewhere in Europe?
Then it is interesting to know that the Moroccan government currently has a programme through which certain buyers can receive up to 100,000 dirhams in direct financial support when purchasing a home.
The programme is called Daam Sakane and is part of the national housing programme for the period 2024–2028.
Moroccans living abroad can also benefit from this support under certain conditions.
And this is already happening on a large scale today: according to official figures from June 2026, around 24% of beneficiaries are Moroccans living abroad.
How much housing support can you receive in Morocco?
Short answer: a maximum of 100,000 MAD.
The support depends on the purchase price of the property.
100,000 MAD support
For a property with a sales price of up to 300,000 MAD including taxes.
70,000 MAD support
For a property with a sales price of more than 300,000 MAD and up to 700,000 MAD including taxes.
This concerns direct financial support from the government and is therefore not merely a tax benefit.
For certain buyers, this can make an important difference in the amount they need to finance themselves.
Can someone living in Belgium also receive Daam Sakane?
Yes, Moroccans living abroad can qualify.
The programme is not exclusively open to people who live permanently in Morocco.
Official figures also show that almost one in four beneficiaries currently belongs to the Moroccan community living abroad.
This makes the programme particularly relevant for Moroccans in Belgium and Europe who want to rebuild a stronger connection with their country of origin.
Is this also a subsidy for a holiday home or investment?
No.
That distinction is important.
Daam Sakane is intended for the purchase of a primary residence and not as a subsidy for a traditional holiday home, second residence or purely rental property.
The property must remain the main residence for a period of five years.
For Moroccans living abroad, however, there is an adapted arrangement: they may keep the property as their residence in Morocco or make it available free of charge during that period to their spouse or certain direct family members.
For a purchase intended exclusively as an investment, different rules therefore apply and you should not automatically count on this support.
Who can qualify?
Broadly speaking, the programme is aimed at Moroccan citizens who:
The property itself must also meet certain conditions.
What conditions must the property meet?
The scheme does not apply to every property for sale in Morocco.
Under the current conditions, it must, among other things, concern a property:
For the specific technical and legal conditions, it is important to have each property checked individually before assuming that the support applies.
How do I apply for Daam Sakane?
The application starts online.
The application is made through the digital Daam Sakane platform.
After submission, it is first checked whether the applicant is eligible. Under the current procedure, preliminary approval can follow within a maximum of seven days.
The notary then plays an important role in the rest of the file, including in relation to the preliminary sales agreement and the property documents.
After the required documents have been submitted, the financial support can be granted within the applicable procedure.
Is the housing support paid directly to the buyer?
The payment is linked to the property transaction and is processed through the official procedure and the notary.
So it is not an amount that is simply transferred to your bank account independently of a specific purchase.
At the same time, this offers greater certainty that the support is actually used for its intended purpose: the purchase of a home.
How popular is the housing support?
The programme has already attracted considerable interest.
By early June 2026, according to the Moroccan government, more than 105,000 people had already benefited from the direct housing support.
Of that group:
This shows that the programme is not only aimed at people already living in Morocco, but is also actively being used by the diaspora.
Why is this interesting for Moroccans in Europe?
For many families in Belgium and Europe, owning property in Morocco has been a long-standing wish.
Perhaps you want to be closer to family.
Perhaps you want to invest again in your roots.
Or perhaps you are considering spending more time in Morocco again later in life.
A government contribution of 70,000 or 100,000 MAD can then help make that step more financially accessible.
But financial support is only one part of the story.
Buying a property from abroad also requires knowledge of the region, the real estate market, the documents and the right local contacts.
Buying a home in Morocco from Belgium: where do you start?
Do not start with the price alone.
First determine:
An apartment in Tanger, for example, requires a different assessment than a home in Tétouan or Al Hoceima.
Even within the same region, location, project, legal situation and future plans can vary significantly.
